Light refurbishment bridging

Purchase and refurb, one facility.

For BRRR investors and property developers: a single facility that funds both the acquisition and refurbishment. The full facility is agreed upfront, with funds available for the purchase and approved works. Suitable for light-to-medium refurbishments including kitchens, bathrooms, EPC improvements, external wall insulation (EWI), room reconfigurations, and similar value-add projects. More complex schemes, structural works, or ground-up developments are typically better suited to development finance.

Product FAQ

Specific questions, specific answers.

For general bridging questions, check the homepage FAQ. The below is product by product.

Can I bridge a property I cannot mortgage today?
Yes. Residential bridging routinely funds properties that aren’t mortgageable in their current state (no kitchen, no bathroom, short leases, structural issues). The light-refurb product layers refurb funding on top.
What is a pre-auction Heads of Terms?
An indicative offer issued before the auction, conditional on the lot details and a successful bid. It lets you raise the paddle knowing the financing is in place.
How do refurb drawdowns work?

We provide a single facility with two advances. The first advance is released on completion to fund the purchase or refinance of the property. The second advance is released once the agreed refurbishment conditions have been satisfied, allowing you to fund the planned works.

This structure is ideal for BRRR investors and developers undertaking light-to-medium refurbishments, including kitchens, bathrooms, EPC improvements, room conversions, and cosmetic upgrades. More complex structural works or ground-up developments are typically better suited to development finance.

What counts as a light refurb?
Cosmetic and operational work that doesn’t require building regs sign-off as a major project: kitchens, bathrooms, decoration, new boilers, EWI, EPC uplift work, single-storey rear extensions and loft conversions in some cases. Anything structural, or that adds units, moves to development finance.
What EPC uplift unlocks the ESG discount?
Two bands or more, ending at C or above. Properties already rated B or A get the discount without additional works. Our data partner re-rates the property after retrofit using the standardised RdSAP methodology.
Do you lend in Scotland and Northern Ireland?
Not currently. We currently lend on investment properties located in England and Wales only. We may expand our lending coverage in the future, but at present we do not offer loans secured against properties in Scotland or Northern Ireland.
What about commercial bridging?
We bridge mixed-use and semi-commercial assets (shop with flats above, B&B, HMOs). Pure commercial is on the roadmap. Talk to a bridging expert for case-specific terms.
