From auction-day buyers to portfolio landlords, investors choose Lendlord when the calendar is the constraint.

“I have used Lendlord for bridge finance for the properties purchased at auction on several occasions. We have variable deadlines between one week to 4 weeks and on every occasion, they have met with the deadline successfully. I found their services reliable and speedy; at the same time, whole staff is very friendly and helpful.”

02 / How it works

What bridging is. How ours is different.

Short answers to the questions that come up first. For the detail, see our case studies and rate sheets.

What is bridging finance?

A short-term loan, usually 3 to 18 months, secured against a property. It bridges the gap between buying and a permanent exit: a sale, a refinance to a BTL mortgage, or a development drawdown.

Investors use bridging when speed matters more than rate: auction wins, chain breaks, refurb and flip, or when a property isn’t mortgageable in its current state.

How do our five-minute terms work?

Our digital underwriter, built in-house, runs your case to provide you with indicative terms digitally, a rate and a fee breakdown, generated in five minutes flat.

If your case is unusual, complex structure, foreign nationals, listed buildings, it routes to a human underwriter for a same-day decision.

The 5 to 20 day completion timeline

Day 1: Heads of Terms generated. Day 2 to 6: valuation (desktop or physical, depending on the case). Day 2 to 20: legals via our dual-rep solicitors.

Auction cases run faster. We have completed in 4 working days against a 28-day deadline.

Rates and fees, explained

An arrangement fee on completion. No exit fee. Valuation and legal fees are at cost.

Dynamic Bridging: if you exit before the agreed term, our interest rate schedule scales down.

05 / FAQ

Questions, answered.

If your question isn’t here, send it over. A real person reads every message and replies on bridging.

What is the minimum and maximum loan size?
£30k to £2m for standard cases. Higher amounts can be considered case by case.
Do you lend to limited companies and SPVs?
Yes. Most of our cases are written to UK Ltd or SPV structures. We will also lend to LLPs and to UK individuals trading personally. Foreign nationals can be accepted as well, depending on the case.
Can the loan cover refurbishment costs?
Yes, refurb is funded via a second advance based on the GDV (up to 65%).
Is your bridging regulated?
No. We are a non-regulated bridging lender and provide bridging finance for business and investment purposes only. We do not offer regulated bridging loans secured against a borrower’s own residential home. All lending is subject to our eligibility criteria and underwriting requirements.
What counts as a valid exit strategy?
Sale of the bridged asset, refinance to a term loan (BTL mortgage, commercial term, and so on), sale of a different asset, or release of liquid capital on a defined date. We will evaluate it during the underwriting process.
What if my exit slips?
If your planned exit is delayed, please contact us as early as possible. We understand that refinancing, sales, and other exit strategies can sometimes take longer than expected, and we will generally work with borrowers to provide an extension where appropriate. Extensions are considered in line with our extension policy and are subject to a review of the circumstances, evidence of progress towards the exit, and payment of any applicable extension fees and interest. The specific terms and duration of any extension will depend on the individual case.
Do you charge an early-redemption penalty?
No. We do not charge an early redemption penalty. However, a minimum of 3 months’ interest is payable on all loans. After this minimum period has been satisfied, you can redeem your loan at any time without any additional early repayment charges.
How does dual legal representation work?
A panel firm represents both Lendlord and the borrower under the Law Society’s rules for short-term lending. One enquiry list, one report on title, one set of fees. Saves 1 to 3 weeks on a typical transaction.
Do you work with brokers?
What documents will I need?
ID, proof of address, recent bank statement, latest pay slip / tax computation, the property details and the exit plan.
